Our home is in a park like setting at the end of a culdesac in Yardley, Pennsylvania. There are a number of incredible trees on the property and a large grassy island directly in front of our house  that children frequently play on. It is so private where we are that you get to know every car that passes by. The culldesac is actually referred to as the “Cookie Bend” after a neighbors Nanny that used to cook the most amazing cookies for the children in the neighborhood. Legend has it that the smell of the cookies would actually fill the air for hours.

We spared no expense in our ground-up renovation of our basement. We completely gutted the original basement down to the studs removing the old “octopus” heater to completely open up the room. The ceiling and walls were all added and behind the drywall we used an extremely expensive fireproof foam installation. We also upgraded the electric for the house and added two toy closets in the basement. It has a new berber carpet that includes the highest level of padding because of the concrete floor underneath. There is a stage where the kids can play music, act, etc. A cubby sleeping area underneath the stairs, two of the best and safest egress windows available, and custom handmade DVD, Wii, and CD cabinet and built-in TV cabinet. All of the power outlets are new as well. It is freshly painted in green and orange (Nickelodeon style) with a blue-sky ceiling with brand new recessed lighting.

This sunfilled photo was taken looking across our kitchen at our combination kitchen and dining room table. The dining room has a cathedral ceiling and french doors that lead outside to the bluestone patio. It is a bright, vibrant and modern addition to our wonderful timeless center hall colonial.

We added a hallway between the kitchen and the living/family room when we renovated the basement. We took the extra time and money to design and build the two arches that you see in the picture because we didn’t just want to add something functional but we also wanted to make sure like all of the other additions they enhanced the look and feel of the house and appeared to be an original feature.

As part of the renovation of the second floor of the house we added this hallway and also as you can see refinished most of the original hardwood floors. The hallway improved the flow of the upstairs and also better linked the finished attic with the other rooms. The attic loft now feels like an entire additional floor of the house. It would be very, very simple to turn the attic loft into a 4th or 5th bedroom.

This loft also includes a wall of windows some of which are stained glass that look out on our backyard. We have done an incredible amount of work to update and improve our house. The downstairs Powder Room is the only room in the house that is basically untouched. You can see the 1940’s sink and 1940’s toilet both of which are in great shape and really add to the character of the house given all of the new improvements. The window in the Powder Room is this great old custom window that is built into the wall with a really cool ledge. This is the ONLY original window in the house. We kept it because of the great character and sunlight that comes in through it.

We added a finished attic to this beautiful Yardley house.  This is also next to the storage part of the attic which is easily accessible through a door. You can also see that we had a custom wooden desk built into the office along with custom wood shelves that were made by a well respected local carpenter. The second zone HVAC unit is located and easily accessible within the attic as well.

The one door is at the top of the main stairs and the other is in the back of the hallway with easy access to the finished attic.
